Brief
To find a new office in the heart of the City of London, on a cost effective basis for City A.M.’s daily publishing operations. The office had to be capable of accommodating to a sophisticated IT infrastructure and come with a reception, breakout and various meeting room sizes and spacious executive offices for 24/7 operations.
Location: Near to Monument Underground Station
Size: 66 workstation office
Term: 2-year option with a capped increase at the 3rd year
Start date: To coincide with a lease termination date in April 2022 minimising double overheads Within 6 months of brief (once the search considered the flexible office market, the process from viewing, through to negations and the signing of licence agreement took 9 days)
What we achieved
After inspecting both leased and serviced options the BBG team found City A.M. two suitable options one on a leased basis and one serviced (aka flexible). After a detailed analysis of the respective cost effectiveness and the deliverability, the serviced office option won.
We negotiated a deal with Breezblok at St Magnus House on Lower Thames Street, EC3 which included significant remodelling of the reception area and expansion of the server room. The demanding IT requirement was accommodated by the in-house experts at Breezblok, who were able to support and create an infrastructure to suit City A.M.’s needs. One of the most notable features of the 2nd floor office is the full height fenestration with spectacular views from the meeting rooms and executive offices looking out to The Shard, The River Thames, and London Bridge.
The negotiation with Breezblok on the bespoke 66 person workspace, resulted in a signed agreement in a mere 9 days after the first viewing.
It was a pleasure to work in collaboration with both City A.M. and Breezblok to accomplish this transaction within a very tight timescale.
