Stratifed Medical, now Benevolent AI, is a biotech company at the forefront of using AI and machine learning as a tool for speeding up drug discovery. When the firm was a scaling up BBG advised on their real estate strategy as the firm accelerated to the next phase of their growth.

Central to this was finding a property that reflected the founder’s vision of what the space should look like, its style and atmosphere. Importantly the property was to be located in the Knowledge Quarter – a small area around Kings Cross, Euston and Bloomsbury where over 100 academic, cultural, research, scientific and media organisations cluster to actively engage in advancing and disseminating knowledge. These include the British Library, Google and the Wellcome Trust to Arts Catalyst, Scriberia, the Wiener Library, and the Francis Crick Institute – the leading global centre for medical research.

The building settles on, 40 Churchway, was found off market as it was being refurbished. The property was formerly the Connelly Leather factory, which provided leather seats to numerous car manufacturers including Jaguar and Bentley, as well as the seats for Spitfires and Hurricanes during WW2. The property being refurbished with a stripped back industrial aesthetic and BBG were successful in quickly securing the space on flexible lease terms.

Subsequently, as the firm expanded, BBG was instructed to seek the buildings disposal, which we successfully achieved in leasing the space too an online car retailer, Cazoo.
